Every major city (except Kvatch) has a house for sale and some of the official plugins add new ones. There are a few that become available after completing the associated quest. After you purchase a home and enter it, the door is permanently unlocked. There is no reason for concern because NPCs will not enter your house. Upgrades are available for each house, adding furniture and other items. These upgrades can, by the time you've bought them all, easily cost more than the house itself. Once you've learned of a house for sale it becomes a quest until you buy the house and acquire all the available upgrades.
There are two main benefits of owning a house:
- They have containers to safely store, organize, and retrieve your loot.
- Every house has a bed—no more paying for one at an inn or searching for a free one.
Note: Each price listed on this page is its Base Cost. That means the player will almost always have to pay more based on his mercantile skill.

The manor in Anvil is run-down and haunted. You must complete the quest Where Spirits Have Lease to completely own it and restore it to a much nicer state. Note: Do not use this house for storage until completing said quest or the restoring may delete your items.
It has a balcony, office, and bedroom that looks over the living room upstairs. The basement has thirty-three containers (all safe), a door to a secret chamber with a necromancer insignia, and two non-respawning skeleton corpses that can be used as multi-location containers. Note: The ghosts' remains from the quest will eventually go away.
With no upgrades to buy and a magical staff from the quest, this is considered by many to be the best value. It is also the second largest house and the only one with a basement except Rosethorn Hall (without plugins).

The house in Bravil is in the south of town -- over the bridge and then to the left, on the south side of the canal below Luciana Galena's house. It's the bottom floor of a two-story house, actually, and very small -- not much better than the Imperial City shack. The house has a closet with doors that open and is one of the few with proper weapon racks. A good choice if in the Thieves Guild; the fence Luciana Galena lives above.
- There is a minor glitch that prevents the player from completely owning the house: there will always be a red (trespassing) icon when you open the front door. However, you will never be arrested for entering the house and you fully own the interior of the house. On PC this can be corrected by using the console, clicking at the door and then typing "SetOwnership" without the quotes.
- PC Only This bug is fixed by the Unofficial Oblivion Patch.

The house in Bruma is immediately to your right when you enter the town from the main road (not the one that goes to Cloud Ruler Temple). The main word for this house is cozy. It is of medium size and in good condition. It has a cellar with a bedroom and will actually be very nice once you buy all the upgrades -- presuming you like the Nord style (and can come up with a total of 10,000 gold plus initial 10,000 for the house itself). It is however, a little dark, even when fully furnished. This house can also prove helpful to thieves as it is close to Olav's Tap and Tack where the Thieves Guild fence Ongar the World-Weary likes to drink. You can store your ill-gotten gains in your house and simply pop across the street and sell them to him.

The house in Cheydinhal is located at the far southwestern tip of the city. If you stand as if you just exited from the Mage's Guild, you'll see it directly in front of you across the plaza. It's bigger than all the cheaper ones and looks to be in very good condition -- pricey too, though. Once fully furnished, it will look great inside.
The ideal part about this house is that there are 13 containers on the second floor: 7 crates, barrels, and chests are in a pile in front of the staircase, 2 cupboards are on the other side of the staircase, and 4 bureaus and chests are in the bedroom. Unlike many other houses where you have to run around the entire house to empty your loot, these 13 containers are all laid out conveniently. This along with many, many shelves lead to the conclusion that it is the second best "real" house in the game regardless of the price, second only to Rosethorn Hall. For only 15,000 septims, it is a good alternative.

There is a shack for sale in the Waterfront District of the Imperial City. Although this is only a small shack, it's in a centralized location, providing quick access to all the dungeons on City Isle and the other side of the moat. Since there is always someone sleeping nearby, this can a great home for a vampire. At night, the beggar, Puny Ancus, sleeps near the wall and during the day, your neighbor Armand Christophe are available to feed on. People with large bounties can avoid contact with all guards by swimming to this house and sleeping until midnight to make contact with Armand to clear it.
Three of the upgrades can be obtained by theft: Stantus Varrid and Tertius Favonius both have the notes for the Kitchen and Paintings upgrades on the second floor of their houses. Luronk gro-Glurzog also has the Paintings and Storage note in his basement. The note {VN|Which note?} is in a chest in Marinus Catiotus's basement.

The house in Leyawiin is in the east of town, next to the castle, where many other homes are. It is somewhat bigger than the cheaper shacks, but looks very rundown and ugly, especially next door to the huge and beautiful house of the wealthy Rosentia Gallenus.

This is not a house in the traditional sense: it is Frostcrag Spire from the Wizard's Tower official plugin. It is particularly well-suited for mage-type characters, but it is also useful for any character that does not want to join the Mages Guild but wants access to custom spells and custom enchantments. To obtain this house you must install the plug-in and then complete a mini-quest and purchase upgrades, as detailed on the quest page. Even with no upgrades, the tower contains a wide variety of plants to harvest, including those only available in Oblivion and Mankar Camoran's Paradise.

Like Frostcrag Spire, this isn't a house in the traditional sense; this is the pirates' cove from the Thieves Den official plugin. This "house" is particularly well suited for thief-type characters. To obtain this as a base of operations, you must first and foremost have the plug-in. You must then complete a mini-quest and purchase upgrades, as detailed on the quest page.
Good points about this "house" are:
- Merchants, one of the best fences, trainers, and spell providers (no need to venture out)
- Endless supply of income -- use it to buy a really nice house... say the one in Skingrad.
- The cave contains both Cairn Bolete Cap and Wisp Stalks - useful in making both healing potions as well as damaging poisons. Outside the cave entrance and along the coast nearby are Sacred Lotus, Water Hyacinth, Lady's Mantle, and Aloe Vera plants. All of these are very useful in making those same potions and poisons.
- The upgrades are not bartered for, but selected in dialogue with Dahlia Rackham (something unique to this house). As a result, upgrading Dunbarrow Cove completely does not cost more than 5500 gold.
Bad points:
- A little hard to get to if you're heavily loaded down with gear. The Mark/Recall community mod makes this bearable.
- If you are playing a "good" character, or are into role-playing, this mod may not be for you as you end up as the captain of a crew of pirates, unless you are involved in a pirate role-play.

Like Frostcrag Spire, this isn't a house in the traditional sense; this comes with the Vile Lair official plugin, also known as the "Vile Lair". This house is for those that wish to be like the Dark Brotherhood but do things their own way. The "lair" is in a very hard to reach area of the map in a swampy area. When the upgrades are completed, you have the perfect house for a vampire assassin. You can even send out your goon to "kill in the name of Sithis" for you -- obtaining the items of the victim in the lair's chest.
Good points:
- Has a built-in cure for vampirism.
- Has some interesting (i.e., morbid) "decorations".
- Has unique plants that produce poisonous berries for killing people "quietly".
- Comes with a nest of poisonous plants for making poisons of various types.
- Has a few decent skill books and interesting back-story books when upgrades are completed.
- Has a shrine that can be used to cure your illnesses if your infamy is high.
- The upgrades for this "house" are all fixed prices. You do not have to haggle.
Bad points:
- Every time your "goon" returns from a task, your infamy goes up by a point.
- Designed for an evil character.
- Hard to reach
If you do not intend to role-play an evil vampire/assassin and want to keep a clean record with zero infamy instead, you can still complete this quest and use all of this lair's benefits except the Shrine of Sithis and sending the "goon" on any mission. You may use the Gray Cowl of Nocturnal in order to circumvent the infamy restrictions of the Shrine of Sithis and the Dark Minion, although obtaining the Cowl in the first place may not constitute the actions of a good aligned character.

This is the Castle from the Fighter's Stronghold official plugin. It is designed for warriors and fighters. The castle has three 'hidden' doors. The easiest can be found by exploring the basement - a door at the back of the wine cellar leads to a hidden pillar door on the main floor. The second is a hidden pillar door at the back of your private quarters. This door leads to a small 'storage vault' with 3 chests, 2 barrels, a box and a jewelry case. In the ceiling is a trapdoor that leads to the roof where you will find a steel bow, arrows and some mugs, presumably for drinking and shooting from the roof of your castle. There is a journal on the top of a bookcase that leads you to the third secret door, behind the archery target in the weapons room in the basement. Use the unlit wall candelabra to the right to open the door. Travel through another hidden pillar door to fight the skeleton and lich that inhabit the castle's Grotto.
Priory of the Nine
Once you have completed the Knights of the Nine quest line, you can safely use the Priory of the Nine as a house. There are multiple available beds to sleep in and all of the chests and containers in the Priory are non-respawning. However, do not use the chests before completing the Knights of the Nine quest line: after the Priory is cleaned up by the other knights, several containers vanish completely. After the Priory is restored, all of the containers do not respawn for the remainder of the game. Beware, however: the other knights may take books to read and ingredients to eat, especially if you drop them on the floor rather than putting them in your room.
Free "Houses"
Aleswell Inn
The Zero Visibility quest can be started by speaking to any inhabitant of Aleswell, who will direct you to the inn-keeper Diram Serethi, (which can be difficult because he is invisible), or the quest is sometimes initiated by the corresponding rumor topic. After completing the quest you will get a free room at the Aleswell Inn as a reward. The drawer within that room can safely be used for storage (but the other containers in the building cannot be used safely). There is also a small bedroll in the room that you can sleep on. One thing you should keep in mind however is that some of the inn's regulars enjoy hanging out in your room, thus often making it tricky for you to enter or exit the room.
White Stallion Lodge
If you travel to Leyawiin you will hear rumors about Mazoga. Her questline can be initiated by speaking to Count Marius Caro at Leyawiin Castle County Hall. One of the rewards for completing the quests is the key to the White Stallion Lodge. You can sleep in the lodge and all of the containers in the building can safely be used for storage. Your friendly Orcish roommate will only eat the food, and will often leave to hunt Black Bow Bandits. You can follow her to Rockmilk Cave and fight together.
Arch-Mage's quarters
At the Arch-Mage's quarters found at The Arcane University, is a large bed you can rest in and a chest of drawers entitled "The Arch-Mage's night stand" which can be used to store items safely. You gain access to the night stand and the bed after you complete the Mages Guild questline and become the Arch-Mage of the Mages Guild. The Arch-Mage's Enchanted Chest and the drawers at the foot of the bed respawn periodically however, and so are not safe for storage.
Guildmaster's Quarters
The Thieves Guild Guildmaster's Quarters contain a bed and multiple containers, all of which are safe for storage. These quarters are only accessible after you have completed the quest The Ultimate Heist at the end of the Thieves Guild quest line. At that point, this room becomes accessible via Dareloth's Basement in the Imperial City Waterfront District.
